Does Porter reply to tenants at 11 PM?

Yes. If a tenant texts at 11 PM about a leaky disposal or a rent question, Porter responds immediately, triages the issue, and logs it. Non-emergencies get a polite note that a contractor review happens in the morning. True emergencies — burst pipe, no heat — alert you instantly. Who are the contractors, and how are they vetted?

Porter works with local, licensed, and liability-insured professionals. Before any contractor joins the network, Porter verifies trade licenses, background checks, and reviews. After every job, you and the tenant rate the work — keeping the network quality high over time.

How does rent collection work?

Rent is collected via bank-to-bank ACH through Stripe. Tenants connect their bank account once; rent debits automatically on the lease schedule. Porter handles reminders, processes the payment, and deposits directly to your account. Built on NACHA and CFPB compliance guidelines.

How does Porter handle state-specific landlord laws?

Compliance is built into the core engine. Porter is pre-configured with landlord-tenant laws for California, Texas, New York, Oregon, and more — automatically capping late fees per state statute, enforcing grace periods, and generating an immutable Fair Housing Act audit trail for every enforcement action.
